Robin Road Seniors Housing

The old primary school site was sold to a private developer who is developing the site for Seniors housing. See below the latest developments from Pat Hart.

ROBIN ROAD SENIORS HOUSING UPDATE

An update as promised due to ongoing community interest and enquiries into what is occurring on the old Primary School site in regards to the development of Seniors housing. As you would be aware in late April the ownership of the old Roleystone Primary School site changed hands and is now owned by Abbie Holdings Pty Ltd. The City of Armadale has designated the site to be developed for €˜aged and or dependent persons€™ which is generally considered for people over the age of 55yrs. The State Government has approved the property as suitable for 44 residential units.

Before any plans can be prepared and be made available for Council and local discussion the owner must engage suitably experienced and qualified consultants to investigate and report on a number of issues.

Currently the owner is in discussions with a variety of consultants with the intent of appointing them to produce reports on a range of issues including, site feature survey, demolition of selected existing structures, geotechnical report for soil analysis which is required for drainage and foundation requirements, waste water management proposals, effluent disposal options, existing environmental issues concerning preservation of suitable vegetation, bushfire management, availability of adequate services such as water and power. Other matters including streetscape, building type, strata title management choices etc also need consideration Once the site is fully investigated and all relevant features, constraints and potentials are understood then the site planning and type of housing developments can be put to paper for discussion..

As yet there is no calculated timeline for all these matters to be resolved .It is hoped however that by spring of this year there will be enough base data to at least begin draft structure plans. If anyone sees excavating machines on site shortly they will be digging a number of test holes over the site in order to commence investigations regarding soil analysis to be used in the waste water management studies.

The owner plans to keep the community fully informed of the project'€™s progress and once he has confidence in the viability and development integrity of the concept then community consultation will be implemented.
